In mid-May, senior living providers from across Florida gathered in Orlando for Generation NeXT — the CCRC of the Future, which was jointly sponsored by Greystone, Ziegler and LeadingAge Florida.
Highlights from the 2-day event included:
1. Westminster Baldwin Park
The event took place at Westminster Baldwin Park, which is Florida’s newest CCRC. The community is fully occupied and already selling out a planned second phase. Community leadership and residents were gracious hosts.
2. Florida-Specific Trends
Florida is a traditional senior living hotspot. The Generation NeXT event featured dialogue around a number of trends influencing senior housing in the Sunshine State, including the impact of tax reform, state legislation that affects senior living communities, as well as emerging technology trends.
3. Serving the Middle Market
Providers continue to seek ways to serve the middle market — prospective residents who don’t qualify for subsidized housing but who can’t afford the typical full-service community. Presenters shared about new models for serving this market, including those that defer or exclude nursing care. This topic generated more discussion than any other.
4. The Real Estate Market
The strength of the senior living industry is always tied to the strength of the real estate market. The Generation NeXT event included an illuminating presentation on Florida real estate by John Burns Real Estate Consulting. The presentation challenged attendees on when the next housing bubble might be coming, as well as when to expect the next economic correction to hit.
“It was a pleasure to spend two days with Florida providers at Baldwin Park’s beautiful new campus in Orlando,” said Greystone’s Stuart Jackson, senior vice president of client services. “Some of the best conversations focused on the middle market — a lot of good ideas were shared for how non-profit providers can expand and serve even more seniors.”
