Santa Marta’s Health Care Expansion Nearing Completion

Santa Marta is pushing toward completion of a health care expansion at its life plan community campus in Olathe, Kan. The $11 project will add eight assisted living units, 12 memory support suites and 18 private skilled nursing beds, as well as a new physical therapy gym.

The skilled nursing portion of the project is expected to be ready for occupancy this November. Workers are currently painting and installing flooring, tile and wall coverings. Final grading has also started in preparation for landscaping.

The assisted living and memory support portions of the project are expected to be ready for occupancy this December. Workers are currently installing showers and finishing drywall. Painting will soon commence.

In addition to its duties as management consultant at Santa Marta, Greystone is also development consultant on this expansion project. See photos of progress in the gallery below.

Gulf Coast Village’s Expansion Pushes Toward Completion

Work continues on an expansion project at Gulf Coast Village, a Volunteers of America-sponsored continuing care retirement community in Cape Coral, Fla. The expansion includes a new health center that will include 80 assisted living units and 48 memory support units. A second phase will include redevelopment of the existing skilled nursing center, resulting in a total of 105 beds.

Gulf Coast Village first opened in 1989. Greystone is serving as development consultant on this expansion project in addition to its duties as management consultant.

Gulf Coast Village Expansion 50 Percent Complete

See progress at Gulf Coast Village, where sponsor Volunteers of America is adding a new health care center to include 80 assisted living units and 48 memory support suites. A second phase of the project calls for redevelopment of the existing skilled nursing center, which will add 20 beds for a total of 105.

Construction is now 50 percent complete. About 120 workers are on site each day, with that number set to climb to 150 in the next two months. Work should end in January 2017 with occupancy set for March 2017. The Phase II skilled nursing redevelopment will begin following occupancy of Phase I.

Located in Cape Coral, Fla., Gulf Coast Village first opened in 1989. In addition to serving as development consultant on this expansion project, Greystone is also management consultant at GCV.

Nakoma Sky: Coming to Greater Tucson in 2019

La Posada will soon grow its presence in Southern Arizona with the development of Nakoma Sky, a community planned for Oro Valley just north of Tucson. This new community’s budget is expected to be between $90 and $100 million, and it should open in 2019.

Nakoma Sky will include 218 independent living units, 24 assisted living units and 24 memory support suites in a 50,000-square-foot structure on a 70-acre campus. It will feature amenities like resident lounges, a library, a fitness center overlooking the Catalina Mountains, art studios, meeting spaces, a salon, dining and recreation venues as well as a 3,400-square-foot infinity pool.

Marketing of Nakoma Sky is underway with Greystone serving as marketing consultant. The community began taking deposits in March, and future residents have already secured 71 apartments.

In addition to Greystone serving as marketing consultant, La Posada has also brought on three: living architecture to design the community, Diversified Design and Construction to serve as contractor, Talley Associates to handle landscaping and THW Design to design the interior.

Santa Marta’s Phase II Takes Shape

New assisted living, memory support and skilled nursing units, plus new commons areas, are under construction at Santa Marta, a continuing care retirement community in Olathe, Kan. Sponsored by the Archdiocese of Kansas City in Kansas, Santa Marta first opened in 2007. Its early success and strong reputation in the market created demand that necessitated this Phase II expansion. Here’s a look at where construction stands:

Assisted Living and Memory Support

The new assisted living and memory support space is part of a three-story structure whose first floor will be used as basement storage. The second floor includes 12 memory support units, each 356 square feet, as well as a sunroom and multi-purpose room. The third floor includes eight assisted living units, available in four different unit types. The assisted living floor also includes a multi-purpose space.

Construction crews are currently installing roof framing and trusses on this new three-story structure. All exterior windows have been installed, and, once the roof is complete, interior mechanical, electrical and plumbing installation will begin. Completion of this new structure is expected in December 2016.

Skilled Nursing

The skilled nursing addition includes 18 private units. Residents choose from among four unit types that range in size from 283 to 311 square feet. Commons areas in this new skilled nursing space will include a chapel, multi-purpose room, dining room, TV room and administrative offices.

Currently, interior mechanical, electrical and plumbing systems are being installed, along with interior drywall and exterior masonry. The roof is complete and all exterior windows are installed. Full completion is expected in November 2016.

Renovation of Existing Spaces

Santa Marta’s Phase II isn’t limited to expansion. As part of the project, the community will renovate existing skilled nursing and memory support dining spaces to make room for more seating. Santa Marta will also renovate its existing physical therapy space to enhance capacity. Renovation of these spaces will begin in summer 2016 and end in December 2016.

Photos: East Ridge Occupying All Phases, Planning Grand Opening

East Ridge at Cutler Bay is now occupying all levels of its redeveloped health center, and the community is planning a grand opening ceremony for Feb. 19. Sponsored by SantaFe Senior Living, East Ridge is a 53-year-old continuing care retirement located in Cutler Bay, Fla., near Miami.

The redevelopment includes 90 private assisted living apartments, 31 private memory support suites and 74 private skilled nursing beds. The new assisted living and skilled nursing centers replace existing units and beds, and the memory support suites add an entirely new level of care to the community.

Residents began occupying these new units in early December. East Ridge’s new health center also achieved LEED for Home Platinum status. Greystone served as development consultant on the project. Other project team members included AG Architecture, Lecesse Construction and Bridget Bohacz + associates.

A Moment of Realization: Adult Children and the Holidays

The holidays are a time when families gather. That means adult children may be seeing their parents for the first time in months. This visit could serve as the moment when an adult child realizes his or her parents need assistance with day-to-day living.

The discovery that parents are surviving rather than thriving can lead to confusion on the part of the adult child. After all, mom and dad had seemed fine during conversations on the phone. But if the adult child had actually seen how they were struggling on a day-to-day basis, he or she would have taken action long ago.

Now there’s a sense of urgency, one that makes it difficult to find a starting point.


Swimming in a Sea of Options

The majority of adult children will begin the senior living search online. Inevitably, they will feel overwhelmed as they encounter an array of options — independent living, assisted living, memory support, private caregivers, long-term nursing, home health and more. How will he or she make the right choice?

The National Center for Assisted Living reported there were 31,000 assisted living communities in 2010 — and the number has only grown since then. Similarly, LeadingAge reported there were about 1,900 continuing care retirement communities (or life plan communities) in 2010. Add in the growing number of home health and hospice companies, and you begin to understand just how overwhelming the options can feel.


What Sets You Apart?

What sets you and your community apart from the competition? The answer is simple: Experience. Not experience as in the number of years you and your team have worked in senior living, but rather as in the experience you create for adult children and their parents.

Experience means creating an image in the mind of the consumer. When an adult child begins an online search, this experience includes where you rank in search results, the navigability of your website, as well as information sufficient enough to capture an adult child’s attention and motivate him or her to pick up the phone and call.

When you do make the call-to-find-out-more list, the experience continues when you answer the phone. Are you prepared to create the experience your community desires? What type of greeting do you use? If put on hold, how long does an adult child wait before someone returns to answer his or her questions?

Remember: These adult children are often battling feelings of guilt, desperation, anxiety, fear and, in some cases, sheer panic. They are often out of town or have just returned from traveling. It’s important that you and your community provide a sense of calm and relief.


Creating the Right Face-to-Face Experience

If you’re successful online and on the phone, you’ll earn a face-to-face meeting. And what’s most important at this face-to-face meeting? That’s right: Experience. Continue the adult child’s positive experience through a warm greeting at the door. Make an impactful first impression by offering visitors something to drink and creating an atmosphere of placidity. Think through how far an adult child and his or her parents must walk during a visit. Think about what they can see, hear, smell and taste.

Ask questions without interrogating. When the adult child and his or parents ask questions, provide information and follow up with questions of your own. Create a realistic picture of how you and your community can meet this family’s unique needs, and demonstrate that each resident is important and valued.

Be a problem solver, a solution finder, a hero. You can be the one who helps an adult child ease his or her worry, anxiety and guilt, helping him or her to make a sound decision. You can be the one who articulates the many advantages and benefits your community can deliver to the prospective residents. Always be flexible, and remember your job is to make their situation easier.


Closing the Sale

As your face-to-face meeting draws to a close, the air should settle and the conversation should get easier. If you’ve done your job, the adult child will begin to feel at peace. And that’s when you establish next steps. Gain a commitment to move forward, and let them know when and how you will follow up.

While the holiday season brought the need for your services to an adult child’s attention, the holiday season could also mean the process drags out over weeks or months — nothing happens quickly at the end of the year.

Remain patient. You’ve demonstrated your community’s value, provided clarity and created a positive and unforgettable experience. In doing so, you’ve become the provider this adult child and his or her parents will turn to when ready to make a move.

SantaFe’s East Ridge Opens New Health Center

SantaFe Senior Living has opened the new health center at East Ridge at Cutler Bay, its 53-year-old senior living community serving the Miami area. The addition, called “Three Palms,” features new assisted living, memory support, skilled nursing and rehabilitation units.

Change at East Ridge emerged from a dialogue between SantaFe, East Ridge management and existing residents.

“Residents formed a task force and conceived a new philosophy based on ‘Choice and Change,’ which focused on services and care that they would want should, and if, they needed the services in skilled nursing, assisted living and memory care,” said East Ridge Director of Sales Rick Drew, who is quoted in a Cutler Bay News story. “The new direction of Three Palms focuses on resident-centered living whereby the resident is empowered to direct what they want and when. Always at the core is what the resident wants.”

The new units breakdown as follows:

  • 90 private assisted living apartments
  • 31 private memory support suites
  • 74 private skilled nursing rooms

Gulf Coast Village Breaks Ground for Expansion Project

A groundbreaking ceremony this week marked the start of expansion at Gulf Coast Village, a continuing care retirement community in Cape Coral, Fla. Community representatives as well as officials from Gulf Coast Village sponsor Volunteers of America participated in the event.

This 130,980-square-foot expansion at Gulf Coast Village will be called Palmview. Gulf Coast Village Executive Director Kevin Ahmadi offered the following comments in a press release:

“The groundbreaking of our new assisted living and memory care residence at Gulf Coast Village marks the beginning of an exciting three-phase redevelopment project expanding our community to meet the growing needs of seniors. Palmview will provide improved access to healthcare services as well as all of the amenities and lifestyle choices desired. Our hope is this will be a place where their needs and cares are met, so they can focus on friends, family and the activities they enjoy most.”

In addition to its long-term role as management consultant at Gulf Coast Village, Greystone is serving as development consultant on the Palmview project.
