Gulf Coast Village Opens Health Care Expansion

Community leaders, representatives from Volunteers of America and others gathered earlier this month for the grand opening of Palmview, a health care expansion at Gulf Coast Village’s continuing care campus in Cape Coral, Fla.

Sponsored by Volunteers of America, Gulf Coast Village first broke ground on this expansion project in fall 2015. The $31 million expansion project includes 80 new assisted living units and 48 new memory care suites in a 130,980-square-foot, three-story structure.

The finished result is receiving rave reviews:

“We couldn’t be more proud that the vision is finally coming true,” Gulf Coast Village Executive Director Kevin Ahmadi told CapeCoral.com. “We set that vision out a couple of years ago and to see it begin to take shape is very rewarding.”

“This is something we are in dire need of in our city,” said Cape Coral Economic Development Manager Dana Brunett. “We have a large deficiency in assisted living facilities in Cape Coral. We have a couple more coming online over the next 18 months. It just shows that our city is growing and the amenities necessary to support that are coming online. This project and those like them are a critical aspect of our growth.”

“We wanted a wow factor,” said Volunteers of America Executive Vice President Wayne Olson. “Not only a facility to meet residents’ basic needs but a building people wanted to come to.”

Greystone served as development consultant on the Palmview expansion in addition to its role as management consultant at Gulf Coast Village.

Gulf Coast Village Accepting Reservations for Expansion

A $31 million, 128-unit expansion is close to opening at Gulf Coast Village’s continuing care campus in Cape Coral, Fla. Sponsored by Volunteers of America, Gulf Coast Village spent nearly three years planning this expansion, which includes both assisted living and memory support units. And construction of the expansion, called Palmview, has been taking place on the 36 acres adjacent to the existing Gulf Coast Village community for the past 18 months.

Now, in preparation for a March opening, the community is accepting reservations from those interested in living at Palmview. Once the Palmview project is complete and fully operating, Gulf Coast Village will take on a second phase that includes the $5.9 million transformation and renovation of existing assisted living units into skilled nursing units.

The Cape Coral Daily Breeze recently shared an update on progress at Gulf Coast Village. Executive Director Kevin Ahmadi said: “I couldn’t be more pleased to bring a state-of-the-art assisted living product to the Cape Coral market. Palmview will set the standard for all assisted living facilities.”

Greystone is serving as development consultant on the Palmview project, in addition to its role as management consultant at Gulf Coast Village.

Gulf Coast Village’s Expansion Pushes Toward Completion

Work continues on an expansion project at Gulf Coast Village, a Volunteers of America-sponsored continuing care retirement community in Cape Coral, Fla. The expansion includes a new health center that will include 80 assisted living units and 48 memory support units. A second phase will include redevelopment of the existing skilled nursing center, resulting in a total of 105 beds.

Gulf Coast Village first opened in 1989. Greystone is serving as development consultant on this expansion project in addition to its duties as management consultant.

Gulf Coast Village Expansion 50 Percent Complete

See progress at Gulf Coast Village, where sponsor Volunteers of America is adding a new health care center to include 80 assisted living units and 48 memory support suites. A second phase of the project calls for redevelopment of the existing skilled nursing center, which will add 20 beds for a total of 105.

Construction is now 50 percent complete. About 120 workers are on site each day, with that number set to climb to 150 in the next two months. Work should end in January 2017 with occupancy set for March 2017. The Phase II skilled nursing redevelopment will begin following occupancy of Phase I.

Located in Cape Coral, Fla., Gulf Coast Village first opened in 1989. In addition to serving as development consultant on this expansion project, Greystone is also management consultant at GCV.

Photos: Gulf Coast Village Expands Health Care Capacity

New aerial photos show expansion progress at Gulf Coast Village, a Volunteers of America-sponsored CCRC in Cape Coral, Fla. The health care expansion will add 80 assisted living units and 48 memory care suites to the community. The project also includes a redevelopment of the existing skilled nursing center that will add 20 beds (for a total of 105).

This project financed in August 2015, and completion is expected in early 2017. Construction is currently about 25 percent complete. In addition to the expansion of Gulf Coast Village, Volunteers of America is also planning a new community for Estero, Fla. This new community just received rezoning approval. Greystone manages Gulf Coast Village and is serving as development consultant on both the Gulf Coast Village expansion and Estero project.

Photos: East Ridge Occupying All Phases, Planning Grand Opening

East Ridge at Cutler Bay is now occupying all levels of its redeveloped health center, and the community is planning a grand opening ceremony for Feb. 19. Sponsored by SantaFe Senior Living, East Ridge is a 53-year-old continuing care retirement located in Cutler Bay, Fla., near Miami.

The redevelopment includes 90 private assisted living apartments, 31 private memory support suites and 74 private skilled nursing beds. The new assisted living and skilled nursing centers replace existing units and beds, and the memory support suites add an entirely new level of care to the community.

Residents began occupying these new units in early December. East Ridge’s new health center also achieved LEED for Home Platinum status. Greystone served as development consultant on the project. Other project team members included AG Architecture, Lecesse Construction and Bridget Bohacz + associates.

Gulf Coast Village Breaks Ground for Expansion Project

A groundbreaking ceremony this week marked the start of expansion at Gulf Coast Village, a continuing care retirement community in Cape Coral, Fla. Community representatives as well as officials from Gulf Coast Village sponsor Volunteers of America participated in the event.

This 130,980-square-foot expansion at Gulf Coast Village will be called Palmview. Gulf Coast Village Executive Director Kevin Ahmadi offered the following comments in a press release:

“The groundbreaking of our new assisted living and memory care residence at Gulf Coast Village marks the beginning of an exciting three-phase redevelopment project expanding our community to meet the growing needs of seniors. Palmview will provide improved access to healthcare services as well as all of the amenities and lifestyle choices desired. Our hope is this will be a place where their needs and cares are met, so they can focus on friends, family and the activities they enjoy most.”

In addition to its long-term role as management consultant at Gulf Coast Village, Greystone is serving as development consultant on the Palmview project.

Bond Financing Sparks Growth at Gulf Coast Village

Gulf Coast Village has faithfully served Floridians with high-quality continuing care services since 1989. Today, Gulf Coast Village is expanding so that it may update its community and create space to serve more seniors.

Sponsored by Volunteers of America, Gulf Coast Village is located on a 36-acre campus in Cape Coral, Fla. It currently includes 157 independent living apartments, 46 assisted living units, 24 memory support suites and 85 skilled nursing beds.

Proceeds from a $79,385,000 bond financing closed this month will fund a significant expansion and renovation project.

Phase I of the expansion will add 80 assisted living units and 48 memory support suites as part of a new assisted living center to be located on the undeveloped portion of GCV’s campus. Phase I is already underway, with completion scheduled for February 2017.

Phase II will begin shortly after the completion of Phase I, adding 24 catered living units and 20 skilled nursing beds, while also removing the original 46 assisted living units and 24 memory support suites.

The result will be a beautifully expanded and updated campus that includes a total of:

  • 157 independent living apartments
  • 24 catered living units
  • 80 assisted living units
  • 48 memory support suites
  • 105 redeveloped skilled nursing beds

The entire project should reach its conclusion by July 2017.

Greystone is serving as development consultant on this project, in addition to its long history and ongoing role as management consultant at Gulf Coast Village. HJ Sims served as underwriter for the bond financing, AG Architecture is architect on this project, and LECESSE is the construction manager.

Greystone Announces Diamond Award Winners at The Event

Greystone presents the Diamond Awards each year to honor the most accomplished Greystone-managed senior living communities from around the country. The Diamond Awards take into account several components:

  • Resident satisfaction
  • First impressions
  • Financial performance
  • Hospitality
  • Professional employee growth
  • Community accomplishments
  • Leadership development

To be considered, each community submits a binder that documents its performance in these areas and more. Holleran conducts resident and employee satisfaction surveys, and Greystone conducts an unannounced first-impressions visit. Finally, Greystone evaluates each community’s submission and scores to determine if it qualifies for a Diamond Award.

The Diamond Awards feature four tiers: one Diamond (score of 82–86), two Diamonds (87–90), three Diamonds (91–94), and four Diamonds (95 and higher). This year’s ceremony also included a special Diamond Award presented to LeadingAge CEO Larry Minnix.

While the Diamond Awards are not an end to themselves, they do help communities deliver on service excellence and provide the very best senior living management services. Here are this year’s honorees:
